Preconstruction Planning
& Design

During the design phase, Ott Development will attend all design meetings with the architect, engineers, civil and MEP designers. We suggest meetings and reviews of drawings at kick-off, 50%, and 95%. During this process, we will “value engineer” the design along the way, making suggestions as to the cost of the design concept, materials, and constructability. Once the initial design concept, elevations, floor plan, and civil plan are arrived at we propose to meet with the locality (city, township, or village) to discuss the project to see if they are on board with the direction, etc.

Project Management
& Budget

We propose to budget out the project
utilizing subcontractors to bid out the initial
design. We would include with the design,
plans a narrative of individual scopes of
work for each trade to help direct them with
material and inclusion of responsibility.

Once the budget numbers are received we
review them with the team and discuss any
value engineering needed before continuing
with the design direction. All preliminary
bids/proposals would be available for review
by the owner/owner’s rep for a complete
transparent cost analysis. This process will
be repeated at the end of the design
process with the construction documents.
We will then bid each trade to a minimum of
three subcontractors. If the owner/owner’s
rep has any particular subcontractors that
they would like to be included in the bid list,
we will include them as well. All bids will
then be examined for scope and content.
Again all bids will be presented and
reviewed with the owner before we award
the subcontract.
